Old Bones, New Life: A Warm and Spacious Two-Bedroom Makeover
When a long-term tenant moved out, Jon and his brother saw an opportunity to completely transform the second-floor two-bedroom apartment in their 4-plex. What began as a dated and inefficient space was taken down to the studs and rebuilt with intention and care. They designed an entirely new layout to maximize function and flow, upgraded all electrical and plumbing systems, insulated the exterior walls with energy-efficient spray foam, and celebrated the apartment’s character by exposing the original ceiling beams.
The result is a thoughtfully reimagined two-bedroom unit that blends modern comfort with timeless charm. Since the renovation, the space has consistently impressed visitors and tenants alike—so much so that the first post-renovation renters, who initially planned to stay just six months, ended up calling it home for four years.
Small Space, Big Impact: Reimagining a One-Bedroom Studio
In May 2021, Jon purchased a duplex that included a one-bedroom studio apartment in such poor condition it was unrentable. After moving into the adjoining two-bedroom unit that July, Jon and his partner Jena took on the challenge of rehabilitating the space—starting with the labor-intensive task of hand-excavating the existing crawl space.
What followed was a full-scale transformation: a new foundation and basement were constructed, the original apartment was completely demolished, and a brand new 375 sq. ft. one-bedroom studio was thoughtfully designed from the ground up. The rebuild included new framing, updated electrical, plumbing, and heating systems, and energy-efficient appliances throughout.
Despite its compact footprint, the finished apartment impresses with its smart layout, vaulted ceiling, original exposed beams, and a stunning built-in electric fireplace—features that lend the space a warm, elevated character that tenants instantly fall in love with.
